The NY Public Service Commission approved Con Edison's scaled-back 2026–2028 rate plan after public pushback on an initially proposed 13%+ hike. Budget utility lines with gas exposure (heat, hot water) accordingly.

Approved after Con Edison's original ask of 11.4% was reduced following backlash. Common-area electric, elevators, and building systems should be budgeted with this multi-year increase in mind, not just the current year.

Core inflation (excluding food and energy) is 3.8%; the energy component alone is up 15.4% year over year — well above the headline rate, which is itself running above the US national average of 3.4%. Labor and service-heavy line items (staff, contracts) should be budgeted closer to the core rate; energy-heavy lines should be budgeted closer to the ConEd figures above.
